What a sealed lead-painted surface changes

The existing lead paint stays contained beneath a planned coating system.

A prepared surface gives the finished coating a sound base for review.

Protected work areas help limit the spread of paint chips and dust during the project.

What Clearance-ready lead-paint encapsulation Covers

Clearance-ready lead-paint encapsulation is a coating method that seals lead-painted surfaces beneath an appropriate protective layer.

  • Encapsulation differs from paint stripping because it keeps the existing lead paint in place while controlling the finished surface.
  • The service scope includes preparation, containment, coating work, cleanup, and a final review for the property.

About

What lead-paint encapsulation covers

Clearance-ready encapsulation focuses on the condition of the lead-painted surface and the finished coating system. We review the substrate, identify loose or damaged areas, protect nearby surfaces, and plan the work around the property’s use. The coating does not remove lead paint. It seals suitable material under a new layer, so the surface must support the planned system. Surfaces with major damage, moisture problems, or poor bond strength may need a different treatment path. Our crew follows PDCA standards for painting practice. We also provide a written scope and pricing proposal before work begins, so the customer can review the planned preparation and coating work.

Process

How clearance-ready encapsulation is completed

1

Inspect the painted surface

We review the substrate, coating condition, damaged areas, and nearby surfaces to decide whether encapsulation fits the project.

2

Write the project scope

We prepare a written scope and pricing proposal that identifies the planned preparation, protection, coating work, and cleanup.

3

Protect the work area

We cover and isolate surrounding surfaces, organize the work zone, and control debris before preparation begins.

4

Prepare the substrate

We address loose paint and surface defects with preparation methods suited to the existing material and planned coating.

5

Apply the encapsulating coating

We apply the selected coating to the prepared surface and check coverage as the work progresses.

6

Complete cleanup and review

We clean the work area, complete a documented quality-control walkthrough, and review the finished work with the lead paint crew member.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

Questions about lead-paint encapsulation

Who provides clearance-ready lead-paint encapsulation in Sammamish?

PainterSammishwa.com provides clearance-ready lead-paint encapsulation in Sammamish. We serve homeowners and commercial clients, inspect the painted surface, prepare surrounding areas, and apply an appropriate coating system. Our written project proposal identifies the planned work and pricing before production begins. At closeout, we complete a final review with the lead paint crew member and address agreed project details.

Does encapsulation remove lead paint from a home?

Encapsulation seals suitable lead paint under a protective coating, so it does not remove the existing paint. The surface still needs inspection and preparation before coating. We address loose material, protect nearby areas, and apply the planned finish to the prepared substrate. Paint stripping is a different service with a different scope, and the right choice depends on surface condition and project goals.

What changes the cost of a lead-paint encapsulation estimate?

Surface condition, affected area, access, preparation needs, and protection requirements shape the estimate. We inspect the substrate and note loose paint, cracks, past repairs, and nearby surfaces that need protection. Our written proposal explains the planned scope and pricing before work begins. That approach gives homeowners and commercial clients a specific basis for reviewing the project.

Can I buy encapsulating paint and do this work myself?

Homeowners should treat lead-paint encapsulation as controlled coating work that requires careful preparation and work-area protection. A retail coating alone does not address loose paint, dust, access, or final review. We assess the substrate, organize containment, prepare the surface, and document the closeout walkthrough. A written estimate helps you understand the work before choosing a path.

What happens if the lead-painted surface is peeling?

Peeling paint needs assessment and preparation before an encapsulating coating is applied. We check whether the substrate is stable enough for the planned coating system and identify areas that need repair or additional preparation. We also protect nearby surfaces and control debris during the work. The final scope explains what the surface needs before coating can proceed.

How does the final review support clearance-ready work?

The final review checks the finished coating, work-area cleanup, and agreed project details before closeout. We complete a documented quality-control walkthrough with the lead paint crew member. That review helps identify touch-ups and confirms that the planned work was addressed. Any separate clearance testing or regulatory review must follow the requirements that apply to the property and project.

What should I remove before the crew prepares a room?

Removing movable items from the work zone gives us better access to the painted surfaces and nearby areas. Please move small belongings when practical and tell us about items that cannot be relocated. We protect surrounding surfaces, establish the work area, and keep occupants and pets away during preparation and coating. The estimate can then reflect the actual access conditions.

Scenarios

When Customers Call Us About Clearance-ready lead-paint encapsulation

1

Preparing a Property for Clearance Review

A homeowner may need lead-painted surfaces prepared before a planned sale, lease, or property review. The key issue is whether the existing coating can support encapsulation after loose paint and surface damage receive proper attention. We inspect the affected areas, define the work in writing, and explain the coating and cleanup steps before the estimate is approved.

2

Peeling Paint in a High-Use Room

Paint near doors, windows, or trim can wear faster because people touch and move past those surfaces often. The coating cannot perform well over loose chips, chalk, or a weak substrate. We assess the damaged area, protect the room, prepare the surface, and identify the work needed for a controlled encapsulation project.

3

Commercial Space With Access Limits

A commercial client may need lead-painted areas addressed while staff, tenants, or customers use other parts of the property. Access planning and work-area protection matter because the project must keep affected surfaces separated from active spaces. We review the layout, define the work zone, and build the estimate around the areas that need treatment.
