Dedicated Service Coverage in Bryn Mawr-Skyway

Clearance-ready lead-paint encapsulation serves property owners who need controlled preparation before a clearance review. The job focuses on the condition of the painted surface, the work area, and the coating system selected for that surface.

This page addresses a specific decision: whether encapsulation fits the property and the planned review. Encapsulation is not the right scope for every damaged or unstable surface. We explain the needed repairs, protection steps, coating work, and final inspection before the agreement is set.

  • Identify the painted areas included in the review.
  • Check surface condition before coating work begins.
  • Confirm repairs and preparation within the written estimate.
  • Protect nearby finishes and maintain a clean work area.
  • Review the finished work with the lead paint crew member.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

We can't say enough about how thrilled we are with the end result. Jeff and Lorena did a great job helping us pick the perfect color! Efrain and the crew were a pleasure to have in the house and the careful workmanship was amazing.

Questions About Preparing Lead-Paint Encapsulation

How is surface cleaning prepared for clearance review?

Surface cleaning is planned after the affected area and nearby finishes are inspected. PainterSammamishwa.com identifies preparation needs, protects surrounding work areas, and includes agreed repairs in the written scope. The coating follows that preparation. A final inspection with the lead paint crew member addresses the completed work before the project closes.

What makes an encapsulation estimate change?

The affected surface and its preparation needs drive the estimate. Access, repairs, protection, coating work, and cleanup also shape the written scope. Our free estimate follows a consultation and in-home meeting, so the agreement reflects the property rather than a broad service label. We explain each included task before work begins.

Which household steps should happen before the crew starts?

Access to the affected area should be available before preparation begins. Furniture, personal items, and movable fixtures near the work area should be discussed during the in-home meeting. We then plan protection for surrounding finishes and explain the agreed scope. The written estimate records the preparation and access details that affect the job.

When does encapsulation fit a painted surface?

Encapsulation fits a painted surface when the agreed preparation can provide a sound base for coating. We inspect the surface and identify repair needs before recommending the work scope. Severely unsuitable conditions can require a different treatment. Our team explains that limit during the consultation instead of placing it in the coating scope.

Why does the final inspection matter after coating?

The final inspection confirms that the agreed coating work and project details have been reviewed. The lead paint crew member joins that review, and we address questions about the finished area. Clearance sampling remains a separate review step when the project requires it. The inspection helps the customer understand what work was completed.
